February Intown Market Report

For this month, the Average Sales Price (ASP) is $732,264, an increase of 5% over the last 12 months and a 15% increase over the last two years.  February’s ASP is down in real numbers $342.00 over last month’s Average Sales Price.  The Average Days on the Market is now at 38 days, a 32% increase over the last year.  The Number of Units Sold over the last 12 months is down 32% to 1,510 homes.  Since this report is backward looking, these numbers are reflective of what the Intown single family residential market experienced in 2023.  Slowing price appreciation, more time on the market and fewer homes selling. 

This month, I would like to focus on the Atlanta in DeKalb neighborhoods.  We will not include Morningside and Virginia Highland which straddle the county line between DeKalb County and Fulton County and lie mostly in the latter.

As you can see, the Atlanta in Dekalb communities continue to be a desirable place to live and demand for single-family homes remains strong.  Except for Kirkwood, all the neighborhoods appreciated in value over the last year.  Except for Candler Park, Druid Hills and Lake Claire, homes in these neighborhoods took longer to sell than in previous years.  Reflecting the lack of inventory in these communities and in the overall Intown market, the Number of Units Sold in all these markets fell when compared with the previous 12-month period.
