March Intown Market Report

Our March 2025 report marks a milestone as the Average Sales Price for the Intown Atlanta market topped $800,000. This month the Average Sales Price (ASP) is $800,678, an 8% year over year increase from March 2024 and a 14% increase in ASP over the last two years. The Number of Days on the Market remained at 41 days and the Number of Units Sold fell to 1,397, a decrease of 7% over the last year and a drop of 26% over the last 24 months. Total Sales Volume for the market is virtually unchanged from a year ago at $1,118,546,591.

This month we are again showcasing Intown Atlanta home price changes in the last five and ten years. We feature Southwest Atlanta neighborhoods that perhaps have had the most dramatic price changes over the last decade. West End began gentrifying in the 1970s while Adair Park, Capitol View, Oakland City, Sylvan Hills and Westview began to revitalize slowly in the 1990s and early 2000s. Ten years ago, these communities were all considered affordable. By 2020, even with significant price appreciation, most of the neighborhoods were still somewhat affordable. As the chart below shows, the level of affordability has dramatically changed over the last decade:

Home mortgage interest rates have fluctuated over the past decade from 3.85% in 2015 to 3.38% in 2020 to the current rate of 6.72%. As the rates fluctuated home prices continued to rise. Let’s use Adair Park as an example of the effect of changes in interest rates and prices since 2015.

If you purchased the average price home in Adair Park in 2015 and secured a 90% loan for 30 years at 3.85% interest the downpayment would be $9,600 and the monthly payments would be $404.78. Five years later, to purchase the average house in Adair Park the interest rate would be 3.38%. A 90% loan would require a $28,000 downpayment and your monthly payment would be $1,116.76. Today, the current mortgage interest rate is 6.72%. A 90% loan on the average Adair Park home would require a down payment of $46,000 and the monthly payment would be $2,685.67. The 2025 monthly payment is about 6.6 times the 2015 monthly payment.

Compared to many other Intown Atlanta communities, the Southwest Atlanta neighborhoods are comparatively affordable. Still, to afford to purchase a home in many of these neighborhoods your household income would need to be well over $100,000 a year. That income requirement would put many of these communities out of reach for public servants and others in the workforce.
